This model may interest an owner who wants to delegate more than tenant selection. To compare it with property management, establish who pays you, who bears vacancy and how the property must be returned.
Three different arrangements
An employer may rent an apartment for its staff. An employee may sign personally and receive reimbursement from an employer. Alternatively, an operator may rent a property to organise subletting. A professional occupant can be present in all three situations, but the owner’s contractual position is different.
This guide focuses on the operator model. Ask for the legal name of the contracting company and a precise explanation of the intended use. A brand, a booking platform and the company signing the lease may not be the same entity.
How the main agreement works
The owner and the company sign an agreement setting out the property, rent, duration, permitted use and responsibilities. The company then operates within that framework. Its commitments to occupants need to remain compatible with its own obligations to the owner.
Subletting should not be left implicit. Permission and limitations must be examined under the applicable legal regime, building rules and local requirements. Calling a document a civil lease does not validate every possible use or remove mandatory rules.
Our French guide to companies that sublet apartments explains how to assess the operator and prepare questions about its contract.
Assess payments and risk
Ask whether rent is due independently of bookings, when payment begins and which events can suspend or reduce it. If a proposal refers to guaranteed income, identify the actual obligation, the debtor and any separate security behind it.
The financial risk does not disappear. It may become concentrated in the contracting company. Review the entity, the available evidence supporting its commitments and the contractual remedies. Vacancy, unpaid rent, a start-up concession and repair costs should be considered separately.
For your budget, start with the amount contractually due to you and deduct costs you retain. Do not compare it with a headline rent under direct letting without accounting for fees, vacancy assumptions and management work.
Agree on property care and handback
Record which furniture belongs to you and which items the company adds. Specify routine interventions, major repairs, incident reporting and permission for works. A maintenance promise does not necessarily mean that every replacement is free to the owner.
At the end, arrange an inventory, an inspection and return of all access devices. Define what happens to furniture introduced by the operator and how the final occupants are coordinated with the main agreement’s end date. The end of a guest’s stay is not automatically the end of your lease.
Keep an agreed process for information during the arrangement. You should understand how incidents and decisions are reported without assuming that you will personally approve every stay.
Which providers should you compare
Flexliving offers a practical example of corporate rental support in Paris. Its team markets apartments directly to its corporate client portfolio and handles tenant sourcing, arrivals and departures, maintenance and administration. Professional photography, a dedicated account manager, linen and cleaning coordination are also included in the advertised package. For a landlord, the appeal is the ability to delegate both marketing and day-to-day coordination. Its stated commission is 20% of monthly rent, described as all-inclusive for this support package.
Flexliving is one candidate for a corporate apartment project and appears first under our editorial order. Whether it suits your property depends on the written proposal. Read our review of Flexliving in French.
Blueground is another operator option to examine. Agencies such as Lodgis and Paris Attitude also work with furnished accommodation and professional demand, but should not automatically be described as the tenant of your property. Our Blueground alternatives guide for landlords distinguishes the models.

Questions fréquentes
Can the company change occupants
That depends on the permitted use and the agreement. Define the conditions instead of assuming one named occupant for the entire term.
Will I be paid during vacancy
Check the written commitment. An operator model alone is not enough to establish the same payment terms for every contract.
Can I switch an occupied apartment to this model
The current tenant’s rights must be respected. A new commercial project does not allow an owner to end an existing tenancy freely.
