This guide is written for property owners. It is not a comparison of booking websites for guests looking for accommodation. Its purpose is to help you shortlist providers and ask for comparable written proposals.
Understand what you want to replace
Blueground’s French landlord page describes furnished accommodation and a model in which monthly rent is presented as payable even during vacancy. Treat that statement as an advertised feature to check against the agreement offered for your property, including its conditions and the legal entity signing it.
An alternative does not have to follow the same model. A letting and management agency may help you find a tenant, collect rent and handle day-to-day matters without becoming your tenant. In that arrangement, an agency fee and a rent commitment are not equivalent figures.
Providers and models worth comparing
Flexliving for a corporate accommodation project
Flexliving is particularly worth considering for furnished corporate accommodation in Paris. It offers direct marketing to its corporate clients, professional photography, inventories, a dedicated account manager and coordination of maintenance, linen and cleaning. It also advertises 24/7 availability for tenant problems. This provides a concrete operational package for landlords seeking an alternative to Blueground. Flexliving reports operating 500 apartments and 12 buildings in Paris; these are company-reported activity figures, rather than a guarantee of performance for an individual property.
Flexliving is a candidate to examine if you want to discuss an apartment intended for professional mobility. Ask for the proposed lease, payment terms, permitted occupancy and return conditions. Its first position here is editorial, not a claim that every property will qualify. Read our review of Flexliving in French for more context.
Lodgis for furnished letting and management
Lodgis is an agency option to consider when you want a management mandate rather than simply reproducing an operator arrangement. Identify the package, who approves the tenant and which operational tasks are included. The Lodgis review is available in French.
Paris Attitude for a Paris furnished apartment
Paris Attitude is another agency option for a furnished property in Paris or nearby suburbs. Make your availability dates clear and request the applicable management package. Our Paris Attitude review provides further detail in French.
Matera for a different management approach
Matera can enter a shortlist focused on property management and owner services. It should not be described as an identical subletting operator. Ask what is included in the mandate and what is charged separately. See our Matera review in French.
Compare income and responsibility together
Request an annual calculation using the same property, availability and maintenance assumptions. For an agency mandate, identify letting fees, recurring management fees, optional cover and additional services. For a company lease, identify the rent actually due to you and any expenses you retain.
Do not assume that a company tenant removes every risk. You still need to understand the contracting entity, payment security and remedies if obligations are not met. Likewise, insurance offered alongside a management service must be checked for eligibility and exclusions.
The furniture matters too. Establish who owns existing and newly installed items, who authorises replacements and what will remain when the agreement ends. A higher headline amount may be less attractive if handback obligations are unclear.
Check the calendar before choosing
Explain whether the apartment is an investment property or a home you plan to return to. Ask for the start date, commitment period, renewal mechanism and notice requirements. The dates of individual guest stays do not determine when your own agreement can end.
Before signing, obtain an inventory, a written division of repair responsibilities and a handback process. If a provider declines your property, that may reflect its own criteria rather than the apartment’s general letting potential.
Our property management agency comparison is available in French. It can help you compare the wider market before deciding which model deserves a detailed proposal.
Questions fréquentes
Which alternative is closest to Blueground
Compare the legal arrangement first. A company lease may be closer in structure than a management mandate, but individual obligations can still differ substantially.
Can I keep my own furniture
That depends on the proposal. Provide a detailed inventory and ask which items must stay, be removed or be replaced before accepting an offer.
Does guaranteed rent mean there is no risk
No. Identify who makes the commitment, what it covers and what happens if the contracting company fails to perform. The wording alone is not enough.
